The short answer
The going rate across Limerick is 1.5% – 2% plus VAT at 23%. Where you land inside that range depends far less on which agent you ring than on which part of the county you are selling in — and on whether you ask more than one of them.

The single most useful thing to understand about selling in Limerick is that the market is small enough that agents do not assume they are competing. In Dublin an agent quoting for a suburban semi takes it as read that you have spoken to two others. In much of Limerick that is not the default assumption, which means the opening quote is more often the quote — unless you say otherwise.
That cuts both ways, and the upside is real. Because the pool of active agents is small, the ones who are good are genuinely well known, and local reputation carries weight in a way it does not in a bigger market. An agent working Castletroy or Dooradoyle consistently has seen most of the comparable stock and usually knows who is currently looking.
Limerick city also has a distinctive stock profile. The Georgian quarter and the areas around the University of Limerick carry a lot of property that has been in multi-unit or student use, and that brings its own complications at sale — planning compliance on conversions, fire safety certification, and tenancies that need to be resolved. Agents price for that, and it is a fair reason for a higher quote on those specific properties. It is not a reason for a higher quote on a standard family home in Raheen.
Out through west Limerick the picture looks like rural Ireland generally: longer selling times, smaller buyer pools, and agents pricing for the possibility of carrying marketing costs on something that does not sell quickly.
Say out loud that you are getting three quotes. This matters more in Limerick than in Dublin precisely because it is not assumed. You do not need to be adversarial about it — simply mentioning that you are speaking to a few agents is usually enough to move the number.
Separate the complicated properties from the standard ones. If you are selling a former multi-unit near the university or a period property in the Georgian quarter, expect and accept a higher fee. If you are selling a standard family home in a suburb, do not let that market-wide complexity justify a premium on your sale.
Ask what they have actually sold in your estate. Limerick is small enough that a genuinely local agent will have recent comparable sales very close by. If they cannot name any, they are not the local specialist they are presenting as.
Keep the sole agency term short. Eight weeks rather than twelve. In a smaller market with fewer agents, the ability to move on if nothing is happening is worth more than a fractional discount on the rate.
