The short answer
West Cork commission runs 1.5% to 2% plus VAT. The reason given is almost always the same — a smaller local buyer pool and a longer expected time on the market — and in Macroom there is some truth in it.
That makes the question "what does the higher fee buy?" more important here, not less. An agent charging 2% should be able to describe precisely how they intend to reach buyers outside the immediate area, because that is where a meaningful share of them will come from.
