What estate agents across Ireland typically charge to sell a house, by county and by area. Free to cite with attribution.

The short answer
The counter-intuitive finding is that fees are lowest where property is most expensive. A seller in Ranelagh pays a smaller percentage than a seller in west Limerick, because more agents compete for the listing and 1% of a large number is still a large fee.

What these figures are. Indicative commission ranges compiled from publicly available agent pricing, published fee guidance and our own enquiries across the Irish market. They describe what a seller in each area can reasonably expect to be quoted.
What they are not. They are not a survey with a stated sample size. They are not an average of commission actually agreed on completed sales — that data is not published in Ireland. They are not quotations, and no agent is bound by them.
Basis. All percentages are of the final sale price and exclusive of VAT at 23%. Minimum fees, marketing charges, photography and advertising are excluded and frequently move the total more than the commission percentage itself does.
Why no national average. Publishing a single headline percentage for Ireland would be misleading. The spread between south Dublin and rural west Limerick is roughly double, and an average across them describes nowhere.
